What is an all season room, and is it the right fit for your house?

An all season room in Rancho Santa Margarita is a fully closed-in room, insulated and set up for heating and cooling with all weather windows, so the patio you barely use becomes part of the house in every month of the year.

Most people who call me have a patio, a deck or a tired screen room they hardly use, and before anything else we figure out which kind of room you actually need, because a room that's too hot to sit in or can't be warmed up later is a hard thing to fix. The price moves with the size of the room, what it sits on, the windows and insulation, and whether it gets its own heating and cooling, while the schedule mostly turns on settling the design and on what the city and any association want to review. I walk the space with you and put the plan and the price in writing, so you're working from your own number instead of a guess.

How do you know your patio is ready to become an all season room?

Patio sits empty most months

You put in a patio or a cover, and it gets used a handful of times a year because it's too warm in the afternoon or too cool at night to stay out there. That usually means the space is open or barely closed in, and every season you wait is more months of paying for room you don't use.

Old screen room nobody uses

A screen room or a glassed-in patio with thin, single windows lets the outside straight in, so it's pleasant for a few hours and then it isn't. Rooms like that were usually built without insulation, and the longer they sit, the more the frames, screens and roof seals wear out on you.

Fans and heaters running outside

If you're running cords out to plug-in fans in summer and a space heater in winter, the room is fighting you, usually because it was never planned for heating or cooling. Those plug-ins add to your bill every month and still leave the far corner too hot or too cold.

How we build your all season room

The first thing I settle with you is whether the room opens to the house or stays closed off with its own heating and cooling, because the industry's sunroom standard treats a heated or cooled room that's open to the house as habitable space, a real room of the house, and one closed off on its own system as non-habitable, and that choice shapes everything after it. Then we plan the windows and the insulation for the walls, floor and roof to match, before a single wall goes up, since all of that goes in much more easily during the build and can often cost more to add later. After that our crew preps the slab, deck or new foundation, frames the room, sets the insulation and the all weather windows, ties in the heating and cooling, and finishes the inside so it feels like part of your house.

If heating and cooling aren't on your list, our enclosed patio rooms close in the space without them, and if you'd like as much glass and light as possible, including overhead, take a look at our solarium installation work, since a solarium is fully enclosed, heated and cooled just like an all season room.

  • Open to the house

This suits you if you want the room to flow straight off the kitchen or family room with no door in between. It's built as living space, so the windows and insulation have to keep up with the rest of the house.

  • Closed off with its own system

This suits you if you want a separate spot for reading, hobbies or plants that you can shut a door on. It runs on its own heating and cooling, so you only run it when you're out there.

Building an all season room in Rancho Santa Margarita

Whether an all season room needs a permit here isn't something the city's list settles on its own. The city's Building and Safety Division is where you ask, and its permit list names building additions and heating and air-conditioning systems without naming all season rooms, so we find out what it needs for your project before plans go in, and when a permit applies we prepare the paperwork and pull it as your contractor. The plans can also need a look from Public Works or Planning, or from outside agencies like the Orange County Fire Authority, and I'll tell you which of those your room is likely headed for. When the room counts as an addition under the state's building energy standards, the forms showing it meets them go in for approval too, and we prepare those with the rest.

Most of what we're asked to close in here is a slab patio or an older aluminum cover behind the house, often on a sloped lot or a tight side yard, so I look hard at what the room will sit on and how the roof ties into the house. We're based in Rancho Santa Margarita and see the same slab patios and older covers on jobs in Mission Viejo and Ladera Ranch.

What happens after you call us about an all season room?

  1. You call and we talk

Call (949) 353-6626 or send the form, and we'll talk through how you want to use the room. Who'll sit out there and when tells me a lot about which kind of room makes sense.

  2. I measure and price it

I come out, measure and look at what's there now, whether that's a slab, a deck or an old cover, and we settle whether the room opens to the house. Then you get the plan and the estimate in writing, so you can see what you'd be paying for before you decide anything.

  3. We settle design and approvals

I check what the building office and any association will want, and we lock in the design with you before anything goes in for review. In SAMLARC, the review committee meets the second and fourth Mondays of each month and lets you know by email after each meeting.

  4. Our crew builds the room

Our crew builds to the approved plans, with the insulation and windows going in as planned instead of patched in later. I walk the finished room with you before we call it done.

Frequently asked questions

How much does an all season room cost in Orange County?

A sunroom in Orange County usually costs about $17,000 to $120,000 per project, and that's the going range across the area, not our price. Larger rooms that need a foundation and come with heating and air conditioning land toward the top of it. Your own number comes in writing after I've measured the space.

How do I decide between an all season room and a three season room?

Decide by whether you'll want to sit out there in every month, because an all season room is heated, cooled and fitted with all weather windows, while a three season room generally isn't heated or cooled and uses uninsulated windows or screens. A three season room can be the right call if you mostly want shade and a spot away from the bugs. If there's any chance you'll want it warm or cool later, tell me now, since a room that can't be warmed up is a hard thing to fix.

Do I need SAMLARC approval to build a sunroom in Rancho Santa Margarita?

You need SAMLARC's approval for changes to the front of your home and for anything in the back or side yard that rises above the fence line, which a roofed room usually does. A sub-association may need to sign off too, and requests go through the SAMLARC Resident Portal. We help you put together what the review asks for.

Can I change my sunroom plans after the city approves them?

Not on your own, because once plans are approved the room is built to them, and any change needs the city's approval or the permit may become invalid. That's why I settle the design with you before anything goes in for review. If something does need to change, we take it back to the city before we build it.

What causes condensation inside a sunroom with aluminum frames?

Heat and cold moving straight through the metal is usually the cause, and one builder's guide says aluminum framing for a four season room needs a thermal break, a strip between the metal pieces that stops that transfer and keeps condensation from forming inside. The same guide notes that wood and vinyl frames resist heat transfer on their own. We go over frame choices with you when we plan the windows.

Can my existing patio be turned into an all season room?

Often it can, but it comes down to whether the slab can carry a full room with walls, windows and a roof, and I check that when I come out. If it can't, we plan a new foundation instead of building on something that won't hold up. A patio-to-sunroom conversion is the kind of job we're best known for.
